Final Water Meter Readings for Property Closings in Latham
The Latham Water District will soon be offering the ability for its customers to make payments online. However, this ability requires a change to the process for final water meter reading at property closings.
Latham Water staff will be asking REALTORS® the following questions when a property closing is scheduled:
- What is the address of the property being sold?
- What is the final water meter reading?
- What is the name of the new owner(s)?
- What is the email and/or cell phone number of the new owner?
- Does the new owner have a current account with Latham Water District? If yes, what is their current address?
Latham Water staff will be asking for this information effective immediately. The staff will not be able to provide final water charged for the selling property until this information is received. To ensure adequate time to calculate final water charges, you must provide this information two days prior to closing.

With several groups to choose from, there is something for every member’s interest and expertise. Some volunteer groups require prerequisites, which are outlined in the descriptions found on GCAR’s website, and each appointment serves a one-year term for the following calendar year.

NYSAR 2022 “Elevate Your Profession” Fall Business Meetings
Registration is open for the NYSAR “Elevate Your Profession” 2022 Fall Business Meetings!
Select committee meetings will be held virtually via Zoom the week of September 19 and in-person meetings will be held Friday, September 30 through Monday, October 3 at the Saratoga Hilton in Saratoga Springs, NY.

Website Audits
Take note! The Department of State has been auditing websites and issuing fines for fair housing violations.
Fair Housing Notice
All websites created and maintained by real estate brokers, associate real estate brokers, real estate salespersons, and any real estate team, must prominently and conspicuously display on the homepage of such website a link to the Department of State’s Fair Housing Notice. A copy of the Fair Housing Notice for posting can be found here.
Standard Operating Procedures Law
The SOP Law requires a real estate broker to provide specific guidance to prospective homebuyers regarding three questions: (1) whether prospective clients shall show identification, (2) whether an exclusive broker agreement is required, and (3) whether pre-approval for a mortgage loan is required.
All brokers, associate brokers, salespersons, and teams with a website, mobile app, social media, or any internet-based site must post the SOP clearly and conspicuously. Click here for an example of a SOP template that a real estate broker can use to summarize the Broker’s Procedures
