Changes Coming to Global MLS Data Feeds

Effective September 1, 2022, NAR requires REALTOR® MLSs to offer data in a One Source Feed, which combines a broker IDX feed with a broker backend feed.

Below is an explanation of the different feeds and the pros and cons of having a One Source Feed.

The feeds available are:
One Source feed – use of this data by a Participant and affiliated Subscribers includes:

• Brokerage management systems that only expose BBO Data to Participant and Subscribers affiliated with Participant.

  • Customer relationship management (CRM) and transaction management tools that only expose the BBO Data to Participant, Subscribers affiliated with Participant, and their bona fide clients as established under state law.
  • Agent and brokerage productivity and ranking tools and reports that only exposes BBO Data to Participant and Subscribers affiliated with Participant.
  • Marketplace statistical analysis and reports in conformance with NAR MLS Policy Statement 7.80, which allows for certain public distribution.

IDX Feed – For use in a website, most commonly used feed.

VOW Feed – For use by a non-bricks and mortar brokerage.

Pro-Con of using a One Source Feed

If you have one vendor who is doing all the work for your back and front-end data, this can make it easier and less burdensome for you and them. If the vendor breaches the data, on purpose or inadvertently, the feed will be turned off. Until corrective action has been taken, all firm feeds will be down.

Effective April 1, 2023, Global MLS will only support API feeds.

The Global MLS Board is moving forward to implement API (Application Programing Interface) data delivery, replacing RETS (Real Estate Transaction Standard) data feeds.

Current RETS vendors in our system, have been notified with instructions for implementation and timeline information.

Why API?
The Spark API is an FBS product that works in conjunction with Flexmls. The Spark API allows authorized MLS subscribers to request data through developer applications according to the permissions and license requirements of the MLS.
