Looking Ahead to 2026

The Grand County real estate market continues to find its balance after years of historic highs and rapid shifts. As we approach 2026, we expect a year of opportunity—for buyers to find value and for sellers to benefit from renewed interest in mountain living.

National and state REALTOR® data show a stabilizing trend, with steady price growth and healthier inventory levels. Locally, our market’s fundamentals remain strong: desirable lifestyle amenities, steady tourism, and limited long-term housing supply.

In 2026, the Grand County Association of REALTORS® will continue to advocate for fair housing, property rights, and data transparency. We encourage both residents and investors to rely on your local REALTOR® for the most accurate market insight and guidance.

- Existing-Home Sales: 4.07 million (seasonally adjusted annual rate), +1.8% year-over-year, –0.2% month-over-month.
- Median Price: $422,600 (+2.0% y/y), 41st consecutive month of price gains.
- Pending Home Sales: +4.0% month-over-month, +3.8% year-over-year, with all regions reporting increases.

Overall Market Evaluation

- Demand: Activity is strengthening after two years of decline. Nationally and locally, buyers are returning, though selective.
- Prices: Holding relatively steady YTD; some short-term downward adjustments in higher-end segments.
- Inventory: Approximately 10–11 months’ supply signals more balance—and opportunity—for buyers.
- Outlook: Market remains healthy with moderated growth, moving toward equilibrium after the volatility of 2023–2024.
