Amended Property Condition Disclosure Statement (PCDS) Form
The amended PCDS went into effect Wednesday, June 14, 2023. Many inquired how the amended form may impact current listings taken prior to June 14, 2023.

If a listing was taken prior to June 14, 2023 and the PCDS was provided by the seller but it was not signed by the buyer prior to June 14, 2023, the new amended PCDS must be used instead. The seller would need to fill out the amended PCDS under these circumstances.

Updated Global Contract for Lease of Residential Property
As of June 21, rental leases across New York State must include information on whether a property is in a floodplain or has experienced damage due to flooding in the past, along with the typical details about subletting, lead-based paint, and security deposits.

The Lease of Residential Property form has been updated to include the flood information. The updated form is available in Zipforms and the Flexmls Intranet.
